Establishment of New
Independent Board
Appraisal Practices Board
(APB)
to Commence Work in
July 2010

for more details after the first of the
year. Applications for qualified candidates
will be solicited in the Spring of 2010,
with the new Board to be constituted and
commencing work in July 2010.

7-hr National USPAP Update Course
This
Class will update you about recent changes to the USPAP
Document and is meant to answer many questions that you face every day
including:
-
Must I make a
disclosure "whether or not" I provided a prior
appraisal or other services in the last 3 years?
-
Can I authorize another Appraiser or an AMC to affix
my signature to a report?
-
The Lender/Client requested that I grid additional
sales that closed after the “effective date” – how
should I
handle this request?
-
Are Borrowers
& Homeowners Intended Users and
can they “rely” on my appraisal?
-
Can I “re-address” an appraisal report and what
constitutes a “New Assignment?”
-
Do I violate
USPAP if I complete a “comp check?”
-
Why
can't I use a 1004 Form for an appraisal to be used
for marriage dissolution?

Who are my appraisal “peers” and why are they so
important to me?

The course is instructed by an AQB Certified USPAP Instructor,
recertified to instruct the
2010-2011 National USPAP Courses. It is
intended to satisfy the requirements for license renewal, as well as
fulfilling the continuing education requirements imposed by professional
organizations, client groups and employers.

In 2002,
the
Affiliated Appraiser’s Workshop was formed for the
purpose of educating individuals who want to
become
professional Real Estate Appraisers starting with the required
Qualifying education through the licensing process and
to
further assist in developing their own business.

OBTAIN THEIR TRAINEE
LICENSE."
Due to
the fact that it can take three to four months to receive their
licenses, and during that time there is little to
no
career direction, many students have washed out of the process.
Prior to licensing a student can perform up to
400
hours of experience credits, however, Independent Fee Appraisers
are reluctant to assist in the experience
hours
needed to advance a student to a full license due to the time
needed and the conflict with their own schedule.
Because
of this, the Affiliated Appraiser’s Workshop has developed
additional programs to assist the students
in
completing non-loan reports of appraisals during this waiting
period by enrolling in the workshop.
Upon
the completion of Appraisal Principles the students are
qualified and eligible to attend a hands-on Appraisal
Workshop
course consisting of 40 hours (5 Saturdays). The students are
introduced to the forms used in all types
of
reports of appraisals, including a line by line explanation of
the information needed. Additionally, they get
hands-on
access to computer generated Public and Multiple Listing records
and an understanding as to how they
are
used in the completion of reports. There is always assistance
from a State Certified Appraiser in the completion
of
full reports of appraisals which can be used as a start of their
experience portfolio.
After
the workshop it is our intention to offer the students a
computerized desk, (for a small fee) for the purpose
of
completing as many reports as they want during the application
process. The desk also offers a business address. Currently
there are several students that have taken advantage of this
opportunity and are in process of acquiring
a client base. The student will perform the work with
supervision by a Certified Appraiser and upon receipt
of their license they will be capable of completing their own
assignments.

TO USE IT IN THE REAL WORLD"
THE
WORKSHOP WAS ESTABLISHED TO PROVIDE THE NEW TRAINEE OR
RECENTLY LICENSED APPRAISER WITH THE HANDS ON PRACTICAL
APPLICATION OF THE APPRAISAL PROCESS AND MOST COMMON
APPRAISAL FORMS.
UPON
COMPLETION OF THE WORKSHOP, EACH POTENTIAL APPRAISER AND
LICENSED APPRAISER SHOULD HAVE GAINED THE DAY TO DAY
KNOWLEDGE TO COMPLETE AN APPRAISAL ASSIGNMENT WITH THE
CONFIDENCE THAT ALL REQUIRED ASPECTS OF THE APPRAISAL
PROCESS HAVE BEEN FULFILLED.
