Standards, the URAR-1004 Appraisal form, Lender Guidelines and sound appraisal
practice all require the appraiser to analyze and report any current agreement
of sale for the subject property, however, many appraisers are unfamiliar with
much of the Residential Purchase Agreement. This Course is intended to
familiarize the residential appraiser with the California Residential Purchase
Agreement and raise the level of awareness with regard to concessions,
incentives, counter-offers and the importance of analyzing a “fully executed”
agreement. . Learning objectives include the ability of the student to
understand the entire agreement, verify the validity of the agreement,
recognize and properly analyze the effect of any financial assistance,
concessions, buy-downs or incentives. In addition to the Course Material,
Appraisers will review relevant sections of the current USPAP and Advisory
Opinions with regard to analyzing and reporting a current sale of the subject
property.
